Combining creativity and traditional high-quality materials, the projection of each apartment was designed in a way, which could take the maximum advantage of the light and warmth from the sun during the biggest parts of the day and could provide a view over the large garden and a 30 meters long swimming pool as well as a smaller children’s pool. With full attention to details, the pools’ base is tiled with mosaic, and the area around the swimming pools is made of the anti-slippery ceramics combined with granite. High quality white stone is used for facade covering and pedestrian alleys, while all the stairs are covered with marble. Banisters are made of black work, and pergolas are built of first class wood.

All the apartments are allocated with a fully insulated and equipped garage built according to the highest standards.

Interiors

Looking traditional from the first sight, light and spacious apartments with classic interiors are not only designed in accordance with the demands of a contemporary investor but are also projected to overcome the investors’ expectations.

Sales Process

Magnolia Villas are new luxury villas with self-catering holiday apartments for sale and rent in Montenegro. The completion of the building process took place at the end of 2009. Today many of the apartments are fully-equipped, furnished and taken into use. Only 4 apartments are left for sale with plenty available for rent.

The first step in the sales process is signing the Reservation Agreement, which involves a payment of 10,000 euro of refundable deposit in order to take your apartment off the availability list. The next step in the sales process is signing the Sales Contract specifying the size, standard and payment schedule. This document must be signed by the buyer or their legal representative in the Montenegrin court within 30 days after the Reservation Agreement.Failure to sign the Contract within the specified time may result in the loss of the initial deposit by the buyer.

The price of the square meter depends on the overall area and the floor you choose and lies at around 2400-2550 euro.

The Payment is normally divided into 3 stages:

1. Signing of the Reservation Contract, amount to pay is 10000 euro
2. Completion of the Sales Contract, amount to pay is 90% including deposit.
3. Key takeover, amount to pay is 10%.
